This project provides interchange modifications to increase capacity of the Wilmington Pike and the existing I-675 ramps. Development of a hospital and medical campus is complete with anticipated future expansion. With the initial phase of major retail, commercial and residential development complete; preliminary planning continues for additional phases adjacent to the interchange. The transportation infrastructure will require expansion to protect the health, safety and welfare of all users.

This project will provide economic development and job creation to the region. This area of the transportation network will see increased traffic with adjacent development and required expansion to protect the health, safety and welfare of the community.

Measurement of success will be determined by the jobs created and subsequent impact to the region. The ability of the transportation system to support the level of development will further enhance the success of the project.

Based on the traffic impact study for this area of the City, the provision of the requested improvements to the interchange will allow for a projected amount of additional commercial development along the Wilmington Pike corridor based on the TIS modeling. With this known potential amount of build-out and usage, reduction factor was used to provide a conservative estimate.

The estimate is based on known existing job number ranges of the existing businesses directly served by the interchange. A LOS decline will reduce business operations and so a conservative reduction was estimated.

The estimate is based on conservative projection from expected Miami Valley Hospital South campus expansion and other development areas nearby whose operations improve by upgrading the interchange.

Utilized a blended average of expected retail, medical, and professional office salary averages and then applied that blended average to the estimated mix of those uses in the nearby vicinity based on approved zoning and development plans.
