onMain: Dayton’s Imagination District
onMain seeks funding for Phase I Site Development Improvements and the Think Dayton Building (the first employment building within the district) that will jumpstart redevelopment of the 38 acre former Montgomery County Fairgrounds property. This mixed use district will be a regional asset that emphasizes employment but also includes housing, retail and community uses that will make it a one of a kind district.

onMain has been awarded $3.5 million from JobsOhio from their Site Redevelopment Pilot Program. The City of Dayton has committed $1.0 million.

The onMain’s partners; Premier Health and the University of Dayton, have already invested $13.5 million acquiring the property, preparing the site for development and creating the vision for the onMain District. In addition, the onMain partners will invest 50% of the $19.3 million required for the Phase I Site Development Improvement. Completion of the Phase I infrastructure will create development sites that will yield at least six buildings, up to 400,000 sf of office/lab space (2,700 jobs), 40,000 sf of retail space and 350 housing units. Community Details
The onMain partners, each with longstanding, civic-minded commitments to the City of Dayton and the greater Dayton region, have together cast a vision to create a district that offers a unique setting for nurturing creativity and innovation. The vision reflects the mission and values of Premier Health and the University of Dayton by integrating environmental sustainability and wellbeing. The onMain District will build on the momentum of development that has occurred in the surrounding area over the past 20 years in response to the significant job loses that occurred with the de-industrialization of Dayton and the broader Miami Valley area in the later portion of the 20th century. Notable investments since 2001 include the MVH Southeast bed tower, General Electric EPISCenter, Emerson HELIX, Goodwill-Easter Seals headquarters, the Flats at South Park, and the revitalization of Brown Street business district. The development of the onMain District site will be a regional focal and coalescing point for new job opportunities in research, technology, health care, innovation and the related industries that support those sectors.

The Think Dayton Building will house a Technology Training and Employment Center (TTEC) and Digital Engineering Applied Learning onMain (The DEAL). onMain is in preliminary conversation with a TTEC company called Bitwise Industries (see attached information), a technology and software company that provides workforce training and apprenticeship program targeted to minority populations and other low income populations who desire good paying jobs in the tech industry. The DEAL will focus on serving companies who are targeting growth in the digital transformation for the Air Force and industry. The companies that find a home here will be seeking the high-quality, well trained, and often overlooked workforce being created through the efforts of a technology training company such as Bitwise, Sinclair, UD, Central State, and other forward looking partners. Those working in the space will have access to continued learning opportunities, certifications and degrees to move themselves forward and create a robust, multifaceted workforce for the region. This pipeline will pump out a continuous flow of well-skilled employees earning high-end pay and establish a foundation that will drive more digital-transformation industries and projects to the region.
An Earmark request for $900,000 to stabilize the exterior of the historic Exposition Hall building within the onMain District was submitted by Congressman Mike Turner in 2021 is still pending. An Earmark request for $2,000,000 to partially fund the Think Dayton Building at onMain was submitted by Sherrod Brown in 2021 and is still pending.
