Kettering Business Park, Building 46 Redevelopment Project
Building 46 is located within Kettering Business Park, which was once home to Gentile AFB and Defense Electronics Supply Center. The mostly vacant building has more than 110,000 square feet of space available for office, industrial or other commercial use. The City is planning to renovate Building 46 and transform it into a thriving economic site, primed for commercial activity and job creation. This effort would be undertaken as part of an overall master plan for Kettering Business Park.

The City has no other dollars committed at this time. We will be seeking $2,000,000 from state and/or federal sources (for a total of $2,000,000 to $4,000,000). The remaining gap will be filled via local dollars through an economic development fund that Kettering City Council has established to support projects such as this one.

Community Details
The project addresses the need for industrial space in the Dayton market. According to real estate firm Colliers, the Dayton industrial market reached new heights at the end of 2022 and early 2023 with record-high industrial demand. The small-bay market is also tight, with a CoStar report from April 2023 estimating a vacancy rate in the Dayton market of just 2% for properties under 50,000 square feet. The City of Kettering believes with investment and renovation, Building 46 (with 110,000 square feet of space) could become an attractive site for the region's manufacturing, defense, bio-medical, and aerospace research industries.
The current City of Kettering staff is not aware of any Congressionally directed funding that has been received in the recent past.

There is 110,000 square feet of space available in Building 46. An online report indicated the average space needed for 1 warehouse or industrial worker is approximately 1,500 square feet. Using this ratio, the space would be adequate for 73 workers. Any remaining spin-off jobs would likely be service jobs in the vicinity of Kettering Business Park to support anticipated growth there.

The regional Tactical Crime Suppression Unit (TCSU) utilizes space within Building 46 (TCSU's space is not included in the 100,000 square feet that is currently vacant and available). TCSU is a regional crime fighting organization with participation from other Montgomery County suburban communities (Kettering, Centerville, Germantown, Miamisburg, Moraine, Oakwood, Springboro, and West Carrollton). TCSU works in conjunction with various state and federal law enforcement agencies, including the Ohio Attorney General. We believe the project has nexus via Ohio law enforcement agencies and a state effort to address crime.
Yes. Miami Valley Research Park Bike Path Project. The City will soon receive $125,000 from the previous state capital budget bill for construction of a bike path along Research Park.

Many years ago the City received $400,000 to fund renovations of Rosewood Arts Center. That project has been completed and is a regional gem, used by residents from throughout the entire Dayton Region.
